Apartment and condo moves fail in predictable ways: the elevator wasn't reserved, the loading dock was double-booked, the building requires padding that nobody brought. None of that is about the moving itself — it's logistics, and logistics can be nailed down in advance. This is the checklist Ottawa high-rise movers quietly wish every client would follow.
Rule #1: Book the service elevator the day you book movers
Most Ottawa condos require a reservation for the service (moving) elevator, in set blocks of a few hours, sometimes with a refundable deposit and a damage waiver. Month-end slots disappear first — we have seen entire moves reshaped because the only elevator window left was 7 AM. Call property management before you finalize your moving date, not after. Our 8-week checklist puts this at exactly the right week.
Know your building's rules (they are all different)
Expect some combination of: moves allowed only during set hours, elevator padding requirements (the building supplies pads, or we bring ours), a designated loading dock or parking spot for the truck, a move-in/move-out fee, and rules about which entrance you use. Get the list in writing from your condo office and send it to your movers with the booking. Surprises cost time; time on an hourly local move is money.
Loading docks, parking, and the truck-size question
Downtown buildings can have tight docks, height limits, and zero tolerance for a truck idling on the street. Tell your movers about dock access and any height clearance when you quote — sometimes a smaller truck doing two trips beats a big truck that can't get in. (Our truck size guide explains the trade-offs.) For street parking, Ottawa buildings vary; if a permit or reserved space is needed, the building office is your first call.
Time the crew to the elevator window
Your elevator block is the clock everything runs on. The efficient pattern: furniture and boxes staged near your door before the window opens, crew loading in a steady rhythm while the elevator is yours, and the odds and ends — lamps, plants, the vacuum — moved in the final pass. Being packed and staged when your slot starts is the difference between a smooth two-hour block and a stressful one.
Protect the building like it's your deposit (it might be)
Corridor corners, elevator walls, and lobby floors are where deposit disputes are born. Padding, floor runners, and a crew that slows down in shared spaces prevent them. Take dated photos of the elevator and hallway condition before the move starts — two minutes of insurance for your deposit.
Small-space packing strategy
Apartments pack fast but store nothing during the process — boxes eat your living space. Use the packing supplies guide to order the right count, pack in the order you'll unpack, and ask about having supplies delivered ahead (we do that). And if your lease ends before the new one starts, storage turns a gap week into a non-event instead of a hallway full of furniture.
Tell us your building's name and rules when you get your quote — condo logistics are half the job, and we'd rather plan them with you than discover them in the loading dock.
